Earnhart turns fast laps

(8/29/07) Dale Earnhart Jr. spent the day testing his car and entertaining several thousand

fans during the Iowa Speedway "Test Fest".  An unscheduled addition to the program was

the arrival of Carl Edwards, fresh off his Nextel Cup victory.  Earnhart was not available

to media but did create a stir when he signed autographs for several minutes at the end

of the day.

(Photos from the day.)

Not all the entertainment

was on the track!

Earnhart on his way! (8-27-07) In one of the last chances to see Jr. in the #8 Bud Chevy,

Dale Earnhart Jr. will be chasing a few racing friends at 180+MPH in Newton, Iowa on

August 28-29, 2007.

The Iowa Speedway "Test Fest", originally scheduled for August 21-22, has been rescheduled

to August 28-29, with DEIs Dale Earnhardt Jr, Paul Menard, and Martin Truex Jr, scheduled to

prepare for late season Cup and Busch series races, along with other NEXTEL Cup teams.

Iowa Speedway officials say tickets purchased for the two-day "Test Fest" will be honored for the

Tuesday and Wednesday, August 28-29, testing dates. In addition, tickets will remain on sale for next

weeks testing, with prices at $20 for a single day ticket and $30 for a 2-day ticket. Children 12 and under

accompanied by a paying adult will be admitted free. Food, beverages, and merchandise will also be on

sale during next weeks testing.

Yes, it was back to school!

(8-20-07) Newton woke to a new school year with some good news.  For the fourth year running, enrollment

has required the addition of an extra Kindergarten section (from 11 up to 12) again this year.  This 12th

section will once again be housed at Woodrow Wilson, the neighborhood school with the highest number

of roundup children.  This 4-year trend of large kindergarten classes bodes well for future enrollment

numbers.  After a few years of smaller classes (ironically, these small classes happened while Maytag

seemed healthy!)  it is now apparent that enrollment is making a nice rebound.

The current uniforms are 12+ years old and are starting to look like it.  The new uniforms have been designed to

Donations of any amount are greatly appreciated but the following is list of possible donation amounts.  These are the actual

REAL ESTATE NEWS:

Tuesday August 21, 3:22 pm ET

By Alex Veiga, AP Business Writer

Home Foreclosures Jump Sharply in July - + 9% from June

The number of foreclosure filings reported in the U.S. last month jumped 93 percent from July of 2006

and rose 9 percent from June, Irvine, CA-based RealtyTrac Inc. reported Tuesday. There were 179,599

foreclosure filings reported in July.  The national foreclosure rate in July was one filing for every

693 households, the company said.

"While 43 states experienced year-over-year increases in foreclosure activity, just five states -- California,

Florida, Michigan, Ohio and Georgia -- accounted for more than half of the nation's total foreclosure

filings," RealtyTrac Chief Executive James J. Saccacio said.  The filings include default notices, auction

sale notices and bank repossessions.

In the July report, Nevada, Georgia and Michigan accounted for the highest foreclosure rates nationwide.

Nevada posted the highest foreclosure rate: one filing for every 199 households, or more than three times

the national average.

Welcome to Newton, Industrial Realty Group! (click on the blue words to visit their web site)

California-based Industrial Realty Group (IRG) has purchased the the former Maytag production facilities in Newton!

According to their website:

"IRG acquires, preserves, redevelops, cleans, repositions and retrofits

real estate assets for modern-day use by a sophisticated user base."

With more than 50,000,000 sq. ft. of space and 30 years of experience under their belts, who can argue?

Unlike they have been painted by certain entities, this is a group experienced and capable of finding the best

and highest use for the former Maytag facilities, not some dangerous outside interest that we should fear.  It is simply

capitalism at its finest - IRG has a vested financial interest in finding tenants to occupy and/or purchase these

facilities.  What a great positive for Newton and the local economy to have these experts involved!  Thank you, IRG,

for taking the substantial financial risk to take on these buildings and for your vote of confidence that Newton is a

location that will be profitable for you and the final users of the properties.

A couple examples of what these folks can do:

1.) On what used to be Dr. B. F. Goodrich’s first tire plant now stands Canal Place,

a vibrant business park in the heart of Akron, Ohio.  For this project, IRG won the

Arthur D. Little Award for Excellence in Economic Development.

2.) In 2000, IRG acquired McClellan Air Force Base and began converting the 3,000 acre

site with over 10 million sq. ft. of  mixed use development now known as McClellan Park.

In McClellan Park, IRG has created a truly unique corporate community.

3.) IRG’s most recent conversion project transformed a historic NASA Manufacturing Complex

in Downey, California, a site which once saw such innovations as the Apollo Spacecraft Development

program, into a large movie studio.  IRG has maintained the historic integrity of the complex while

developing the space for modern use.

Wow, what vision.  Thanks again, Industrial Realty Group, for the value you have placed on the Newton facilities and your belief in

the viability of the Newton business community!

THANK YOU, RAGBRAI RIDERS, for a great time!

(and you too, Lance Armstrong!)

And to the large number of volunteers who put in hundreds of hours in scorching heat, thank

you for putting on such a great event.  Here are a couple photos from a

DM Register reception held in Newton in Lance's honor.

_______________________________________________________________________________________________

>>>>> DID YOU KNOW

The three basic options for starting a business are:

1. Start a business from scratch

2. Buy an existing business

3. Purchase a franchise

>If you start your business from scratch, you are limited only by your imagination, but there is no proven

system, no correlation between investment and profit potential and no support after purchase. The business

has unknown risk factors, is not attractive to lenders, results can be difficult to predict and any necessary

changes are up to the owner to implement.  Do you really understand the responsibility that comes with

ownership?  It is pretty easy to "want" to own your own business but that will likely be that last easy thing

involved.  I have 8+ years of experience helping people start businesses (and helping them decide to NOT

start a business!).  Give me a call for your confidential, no-charge initial consultation.

>If you buy an existing business, availability is limited, but there is a proven system, the correlation between

investment and profit potential are high, there is some limited support after purchase and potential lenders may

be more interested. However, the seller could have hidden motives, results are based on historical data and any

changes to the business are still up to the owner to implement.  And please don't forget - as a buyer, you will

have to be able to cover any debt incurred by the purchase - don't forget to add that cost into your projected

cash flows.  A business that is very profitable for the current owner may be so simply because it is "paid for".

If you add in debt coverage, your profit could disappear right before you eyes!

>If you purchase a franchise, there are many available markets with a proven system in place. There is no

correlation between investment and profit potential yet the support after purchase from the franchisor is high.

There may or may not be high risk factors in individual franchise systems, and any needed changes may be

limited by a franchise agreement. Still, lenders find franchises very desirable investments and results projections

are based on current data from other owners in the system. But with a franchise, you have the extra profit drain

of that monthly"franchise fee".  Make sure that the value added by a national or regional name justifies that

PERMANENT extra cost.  Be especially careful if the franchise will be new to the area. Though you may have

heard of the company, unless most everyone else in your area has too, it could be years (if ever!) before you

truely benefit from the franchise name.

Can you do it? Do you have the drive?  You have help.  Give me a call - (641)792-1212.

  ***JOIN THE BUSINESS COUNCIL (NSBC)***

The NSBC is a group dedicated to fostering camaraderie amongst business people in the Newton area.

Since the first meeting in October, 2002, it has grown to be the top local organization in the furthering of

gathering people together to eat, converse and have a great time.  We meet once a month at a location of

my choosing.

Our monthly sponsor (a local business or community leader) will pay for the appetizers while everyone pays

for their own refreshments.  To receive your invitation to join us, just give me a call.  There's no dues or

membership application form.  The only requirement (other than the fact that this is a "BY INVITATION ONLY"

event) is that you are looking for a pleasant evening and a chance to meet new friends and maybe do a bit of

business and/or engage in some witty conversation (we talk about politics, religion, sports, the kids,

whatever moves us!).  After you attend a meeting or two and decide you'd like to be a sponsor, just let me know

Attendees have included: elected officials from just about every elected body from the state-level on down,

business owners, governmental employees, bankers, factory workers, mechanics, lawyers (don't hold that

one against us!), white collar, blue collar, young and old - an excellent turnout for anyone looking to get to

know the movers and shakers in town and around the county.  Contact me for your exclusive invitation to

join us for an enjoyable evening and the chance to get to know some great people!

DECEMBER 2006:  Check back soon for an update.

Highlights of previous meetings:

OCTOBER 2006:

October's event was sponsored by the Dennis Black for Senate and the Paul Bell for State Representative

committees.  A large turnout enjoyed the festivites at Pete & Deb's Raceway Cafe here in Newton.  Dennis

and Paul both received strong margins of victory in the general election to return them to Des Moines.  With

the great importance of strong leadership during this time of transition for the Newton community (and all

of Jasper County) the electorate decided to go with the proven experience of these two gentlemen.

MAY 2006:

May's event was sponsored by Jack McMullin of Allstate Insurance.  Jack relocated his business to Newton

last year.  He offers a full line of insurance and financial products.  His office is just off the North side of the square.

MARCH 2006:

Our sponsor for March was Steve Daily, community activist.  The STANDING ROOM ONLY crowd enjoyed the

free appetizers while engaging in a lively converstation about the current status of and future potential for

the downtown area in Newton.  As you may guess, the parking issue was a prime target as well as the mix of

retail vs. service businesses in the area.  One important point raised was that anyone claiming that there is

nothing to do in Newton can't be on the wonderful Mattingly Music and Book email list of local events.  If you

would like to be on this email list, be sure to visit the store on the square and tell Elaine to add your name!

2005>

NOVEMBER: Rob Garber & Clapsaddle-Garber & Associates hosted the November meeting.

Clapsaddle-Garber Associates is a consulting firm based in Marshalltown that provides services in civil engineering, land surveying, cartography,

right of way acquisition, and laboratory and field testing. CGA was founded in 1959. The firm provides a broad range of services to governmental,

industrial, and private clients in various disciplines of engineering, planning, land surveying and right of way acquisition. CGA has worked on

numerous airport projects, including those in Algona, <http://www.cgaconsultants.com/charlescity.html> Charles City, Forest City,

Greenfield (home of the Tigers and quite possibly the best small town in America!), Grinnell, Mount Pleasant, Ottumwa and Newton.

OCTOBER: Dennis Combs, your host for NewtonIowa.com, President of CBC Iowa and a realtor with

First Choice Realty in Newton, served as host for the October meeting.

Would you like your home to be seen first by these new business people coming to town?  Then give me a call so

I can help you sell your home like I have the homes and businesses you see on this site.  And don't forget,

statistics show that 77% of homebuyers begin their search for their next home on the internet.  Do you want

your home to be marketed on some generic site under some company (or person's!) name or do you believe,

like me, that a Community Site like NewtonIowa.com  is the way to go?  OK, enough commercial.  Here's the

scoop on the October meeting.

And what a meeting it was.  By the time the evening wound down around 8:30, we had set an all-time record for

attendance!  I think all the past sponsors wanted to make sure to be there to spend my money!

Whether we were discussing the upcoming elections, the state of the Maytag / Whirpool combination, common

backgrounds (who would believe you could find two North Dakota natives sharing an experience in Newton?) or

maybe going off to the side to do a little business, the room was full of positive individuals who believe the best

of times for Newton are ahead of us, not behind.

Business alliances were initiated, new businesses were welcomed to town and new friendships formed.  Don't you

just love it when a plan comes together!

SEPTEMBER:  Brian Sims, Director of Human Resources for Jasper County, was our sponsor for September.

Brian personally sponsored the event - i.e. no County funds are involved.  As a Department Head in County government, Brian is

uniquely qualified to comment on what is and is not happening in and around Jasper County.  His background in the military

JUNE - August: No meeting - summer vacation.

MAY: The May CBC Business Council meeting was jointly sponsored by the BLACK FOR SENATE and

BELL FOR REPRESENTATIVE Committees.  A large turnout filled the north side of the dining room at

Senior Tequila's Restaurant for an evening filled with great food, lots of laughter and even some

good-natured debate.  SENATOR DENNIS BLACK represents Newton, Altoona and all points in

between.

REPRESENTATIVE PAUL BELL serves the citizens of Newton, Lynnville, Sully, Baxter and Kellogg.

APRIL:  Our sponsor for April was Dennis Parrott.  Unlike our traditional business sponsor, Dennis personally

sponsored this meeting.  Dennis serves as the Jasper County Auditor, having been elected in 2004.

MARCH:  Our sponsor for March was the Baxter Economic Development Corporation (BEDCO).  Founded in 1988,

BEDCO has been one of the major forces behind the growth in the Baxter community.  Whether you're talking about

Baxter's double-digit population increases, the new housing subdivisions or the ongoing commercial development, BEDCO

has been there to help.  Visit their website @ www.baxter-iowa.com for current happenings.

Parterships are the name of the game in Baxter.  The community will partner with new businesses, new housing developers,

the school district - the leadership is there.  Baxter offers incentives, such as Tax Increment Financing grants (TIF), to

assist new housing and business developments.  Throughout the 111 year history of the Baxter school system, a bond issue

has NEVER failed - the last vote passed with 76% support!

FEBRUARY: Our generous sponsors for February were our friends @ KCOB FM 95.9/AM 1280 & Energy 106.7- Frank and Jon Liebl.

Did you know that KCOB AM 1280 will be celebrating their 50th Anniversary this summer?!  Have you checked out the KCOBRADIO.COM

web site?  This site provides free local news, local weather (just like newtoniowa.com!), local sports, a community calendar on-line, obits,

school delays and cancellations - all with the click of a button.  And if you listen closely, you just might hear an ad or two about newtoniowa.

com! ENERGY 106.7 is for the lighter side of things.

JANUARY: Our sponsor for January was Walt Smith, Chairman of Newton-based

Thombert, Inc., North America's largest manufacturer of polyurethane wheels and tires for narrow aisle electric lift trucks.  The

company began in Newto in 1946 as a manufacturer specializing in custom wood furniture, primarily wood cabinets,

progressing to plastics manufacturing in 1952.  Today, nearly half of U.S. manufactured lift trucks run on Thombert wheels and

tires.  For more information on this Newton-based gem, visit their website: www.thombert.com .

Kansas Speedway (in Kansas City) from a business recruiting trip in April.

Not long ago, this was all just fields of grain.  Now, millions of dollars have been invested in this area surrounding

the Speedway.  First came the Speedway, then Cabelas, then the rest followed ;)
